Cracked or slipped tiles
A few tiles can be replaced without touching the rest of the roof. Lots of them, or crumbling ridge pointing, points to a re-bed and re-point or a re-roof.

We'll never quote you a new roof you don't need. Here's the rule of thumb our roofers actually use.
Repair makes sense if… Usually a short job
- The leak traces to one tile, flashing or seal
- The sheeting or tiles are mostly sound
- Ridge pointing is the only thing failing
- The roof has years of life left in the coating

Roofs in Wollongong & the Illawarra
The Illawarra's housing runs from original weatherboard and brick cottages on the northern beaches to post-war brick-and-tile across Fairy Meadow, Unanderra and Warrawong, and new Colorbond estates around Calderwood, Tullimbar and Shell Cove. Each needs a different approach.
Near the surf we recommend coastal-grade Colorbond; a standard grade within a few kilometres of the beach will not last as long, and the difference shows first in the gutters and flashings. On the older tile roofs, re-bedding and re-pointing keep a sound roof going for years before a re-roof is worth it.
Most single-storey re-roofs take two to four working days, weather permitting. We never strip more than we can re-cover before the day's forecast, and we cover the property properly between work days.

How long does a typical re-roof take on a Wollongong home?
Most single-storey re-roofs are completed in two to four working days, weather dependent. Larger or more complex homes can take five to seven. We'll give you a clear timeframe with your quote.
What's the difference between a re-roof and a full roof replacement?
A re-roof replaces the surface and underlayments (sarking and battens) without touching the frame. A full replacement goes further and replaces the frame too, usually because timber or steel underneath has been compromised. Most jobs are re-roofs.
Tile or Colorbond?
It depends on how close you are to the coast, what the frame is rated for and the streetscape. Switching tile to metal is usually straightforward; metal to tile often needs frame work because tile is heavier. We'll walk the roof and recommend from there.
What happens if you find something once the old roof is off?
Rotten battens, perished sarking or water-damaged framing sometimes only show during strip-out. We photograph it, stop, walk you through what's needed and give you a written variation before continuing.
Do you do roof inspections on their own?
Yes. Pre-purchase, pre-sale, post-storm and general condition inspections, each with a written report, photos and priority repairs.
Can I stay home during a re-roof?
Yes, but it's noisy, ceiling dust can shift in older homes, and pets are best kept inside away from the work area. Solar panels usually need removing and reinstalling, which is coordinated separately.
